  • Am I required to make my property available to Section 8?

    At this time there is no such requirement in any of the cities or counties in which we rent.
  • Are you licensed?

    In short, Yes. You need to know that in Missouri property management is considered a real estate activity and therefore must be performed by a licensed real estate brokerage (if not the owners themselves). In Kansas, residential property management is not a real estate activity and has no such restrictions. At Ad Astra Realty we choose to adhere to the same contractual and fiduciary standards of Missouri when it comes to our management of your assets.
  • Can I reach you after hours?

    Yes, especially if it is an emergency. Our days often start at 7:00 am and end around 7:00 pm. Our stated business hours are M-F, 8:30 - 5:00 but we do understand the need of communication outside those hours, especially if it is an emergency.
  • Can you put the money directly into my account?

    Yes. We offer ACH direct to your chosen account(s).
  • Do you sell real estate too?

    Yes, we have licensed real estate agents that work with us. Chris, Jimmy, Ashley and Tasha are all able to help you buy or sell your income property and your personal residences. We also love your referrals.
  • How and when do I get my checks?

    We fund owners on the 10th of each month. (If the 10th is a weekend day or holiday, we promise funding the next work day.) You may choose to have the money by ACH or we can mail you a check, if you prefer.
  • How is rent collection handled?

    Tenants have their choice between online payments, mailing a check or money order or bringing in their non-cash payments to the office during regular business hours or by using our after hours drop box.
  • How long of a lease do you sign?

    Kansas and Missouri have different laws around this. We can discuss your situation individually. Most of our leases are for one year. How much security deposit do you charge the tenant?   • How soon can you start managing my property?

    We ask for 1-3 business days, in most cases.
  • What type of properties do you manage?

    We predominantly manage single family homes. We do have quite a few duplexes, fourplexes and townhouses. We are not looking to manage apartment complexes.
  • What type of reports do I get and how often?

    Almost any kind of report imaginable. You will have access to our online portal. If you don’t see information you are looking for we are happy to get it to you.
  • Who holds the tenant security deposit?

    We hold the tenant security deposit in separate checking accounts that are non interest bearing.
